When You Need Asbestos Testing in New York
New York State requires asbestos testing before demolition or major renovation of any building constructed before 1981 — period. This applies to single-family homes, multi-family buildings, commercial properties, and institutional buildings. The requirement is set by NYCRR Title 12, Part 56 (the Industrial Code Rule 56), administered by the NYS Department of Labor Asbestos Control Bureau.

Materials That Commonly Contain Asbestos
Asbestos-containing materials (ACMs) were used in U.S. construction from the early 1900s through the late 1970s, with some products continuing into the 1980s. The most commonly tested materials in Capital Region homes include: 9x9" floor tile and mastic adhesives, popcorn ceiling texture, pipe insulation (especially wrapped steam pipes), drywall joint compound, roofing felt and asphalt shingles, HVAC duct wrap and tape, and vermiculite attic insulation (Zonolite brand).
Visible "suspect" materials don't always test positive. Visible "normal-looking" materials sometimes do. The only way to know is lab analysis of a representative sample.
How the Testing Process Works
We schedule an on-site visit, identify all suspect materials in the project area, and collect representative samples following EPA AHERA protocols. Samples are sent to a NYS-accredited lab for Polarized Light Microscopy (PLM) analysis. Results typically come back in 3–5 business days, with rush turnaround available for time-sensitive transactions.
Each material receives a report indicating asbestos type (chrysotile, amosite, crocidolite, anthophyllite, tremolite, actinolite), percentage by weight, and whether it meets the regulatory definition of an ACM (greater than 1% asbestos content). Materials between 0.25% and 1% are considered "trace" and have specific handling requirements.
If samples come back positive, we provide the abatement scope and cost estimate. If negative, you get clearance documentation you can hand to your contractor.
Air Monitoring During Abatement
For active asbestos abatement projects, AirWater Environmental provides third-party air monitoring — independent of the abatement contractor — using NIOSH 7400 protocols. Continuous personal and area air sampling throughout the workday, plus post-abatement clearance sampling before the area is reoccupied.
